Messages may include leasing updates, tour confirmations, application or account notifications, resident communications, reminders, and, where permitted, marketing or promotional messages.
Participation in our SMS program is subject to these SMS Terms and Conditions ("Terms") and our Privacy Policy. These Terms are intended to comply with the Telephone Consumer Protection Act (TCPA), FCC rules and guidance, and applicable carrier requirements in effect as of 2025.
By providing your mobile phone number and opting in through one of the approved methods below, you provide prior express consent to receive SMS/text messages from Mark-Taylor Residential.
Where required, consent includes prior express written consent for marketing messages sent using automated technology.

- Is specific to Mark-Taylor Residential
- Is not transferable to third parties
- Is not a condition of renting, leasing, or purchasing any goods or services

Web Forms: By entering your mobile number and affirmatively checking an unchecked SMS consent checkbox on a web form that clearly discloses SMS participation.
SMS Confirmation: By replying YES or a similar affirmative response to an SMS opt-in confirmation message sent by us.
Verbal Consent: By providing verbal consent during a recorded phone call in which the SMS consent disclosure is read to you in full.
Written or Paper Forms: By signing or acknowledging a written consent form containing SMS disclosure language identical to that used online.

- Tour scheduling and confirmations
- Application, renewal, or account notifications
- Resident service or maintenance communications
- Marketing or promotional messages (where consent applies)
Message frequency will vary based on your interactions with us but will not exceed reasonable limits consistent with the purpose of the communication.
You may opt out of receiving SMS messages at any time by:
- Replying STOP to any text message, or
- Contacting us using the information listed in Section 11.
After opting out, you will no longer receive SMS messages from us unless permitted by law (e.g., legally required notices).
For assistance, you may reply HELP to any message or contact us directly using the information provided below.
Message and data rates may apply depending on your mobile carrier and plan. Mark-Taylor Residential is not responsible for any charges incurred from SMS messages.
We comply with all applicable federal and state Do Not Call and Do Not Text regulations. Opt-out requests are honored promptly and maintained on internal suppression lists.
Your personal information is handled in accordance with our Privacy Policy, which explains:
- What information we collect
- How it is used
- How it is shared with service providers
- Your rights regarding your data
We do not sell or share mobile phone numbers with third parties or affiliates for their own marketing or promotional purposes.
SMS delivery is subject to availability and carrier limitations. Mark-Taylor Residential does not guarantee message delivery and is not responsible for delays or failures caused by mobile carriers or third-party service providers.

We may update these SMS Terms and Conditions from time to time. Updated versions will be posted on our website with a revised effective date. Continued participation in the SMS program after changes are posted constitutes acceptance of the revised Terms.
These Terms are governed by the laws of the state in which the applicable Mark-Taylor Residential community is located, without regard to conflict-of-law principles.
